A Track Record, Not a Brochure

Every layout below was completed and handed over. Some of these locations were farmland when we bought them and are established residential addresses today. That gap — between when we arrived and when everyone else did — is the whole argument for how we choose land.

Project by Project

A Portfolio Built Corridor by Corridor

Twenty-five years in chronological order — from the first layout near Vandalur Zoo to the Expressway corridor in Kancheepuram.

1999 – 2001

Gangai Nagar & Yamunai Nagar

📍 Urapakkam, Chennai — Near Vandalur Zoo

Where a 25-year portfolio begins. Launched in 1999 in partnership with the then-renowned TLV Estates — one of Chennai’s most established real estate marketing firms — this 220-plot layout near Vandalur Zoo was the project that set the foundation for everything that followed. Early buyers here experienced exactly the kind of long-term appreciation that comes from investing ahead of the curve.

Maraimalai Nagar Corridor

📍 Ninnankarai Village — Near Guduvanchery

When one layout works in a location, you build three more. Four consecutive DTCP approved residential layouts in the Maraimalai Nagar belt — each a direct response to buyer demand in a corridor that was beginning to attract serious residential interest. Guduvanchery today is a mature hub connected to GST Road and Chengalpattu.

Highway Town — 6 Phases

📍 Pulipakkam Village, Chengalpattu — GST Road

The landmark project of this portfolio. Developed across six phases between 2004 and 2007 — 839 plots across 50 acres along the GST Road. Six phases were launched because five worked. Every phase here was a response to buyer confidence. Highway Town remains one of the most significant residential layout developments in Chengalpattu’s history.

Srimath Ramanujar Town

📍 Rathinamangalam — Behind Tagore Engineering College

325 families chose this location before it became the popular address it is today. A signal of the project’s credibility: Phase 2 of the same layout was acquired entirely in bulk by the Nu-Tech Group in 2007 — before the project was even complete. Institutional bulk acquisition is a rare and telling vote of confidence in a location.

Shree Haygreeva Nagar

📍 Meyyur — Near Palar Bridge, GST Road

One of the most substantial single layouts in the portfolio — 270 plots across 5,89,935 sq ft on the GST Road corridor, near the landmark Palar Bridge. A demonstration of the scale and discipline with which Supreme Estates approaches large residential development.

Sri Satya Sai Nagar Series

📍 Oragadam | NH-48 Corridor | Thodur Village

One name. Three locations. A decade of reading Tamil Nadu’s growth corridors before they became obvious. From behind Mahindra World City to the Thodur project on NH-48 — where the entire Phase 1 (171 plots) was booked on the first day of soft launch. All registrations completed within 6 months. Phase 2 was planned in the same year due to demand overflow.

Sri Sai Puram — Phase 1

📍 Govinduvadi Village — Kancheepuram–Arakonam Highway

Two infrastructure positions in one location. The layout sits on the Kancheepuram–Arakonam Highway, roughly a kilometre from the Chennai–Bangalore Expressway corridor. The 60-foot road serving it carries a sanctioned widening to 200 feet — a decision on record rather than a proposal, and the reason Phase 2 followed on the same land.

Corridor Focus

Chengalpattu & the GST Road Corridor

More of this portfolio was built along this one stretch than anywhere else — thirteen layouts between 1999 and 2009, every one of them delivered.

We Have Nothing for Sale Here Today

Everything we built along this corridor has been delivered and sold. If you are looking in this belt, the honest answer is that your options are resale from existing owners — or one of the corridors where we do currently have plots.

Beyond Layouts

Large Scale Land Aggregation — The Work Behind the Portfolio

Before a layout is planned, before a plot is priced — land must be found, verified, and assembled. In Tamil Nadu, where parcels are often fragmented across multiple owners, this is the most difficult and most important part of what we do.

1999 — 2001

Thandalam, Sriperumbudur

100 acres along the Chennai–Bangalore Highway, acquired when this corridor was still finding its commercial identity. Subsequently sold in its entirety to an engineering college and hospital. What is now one of India’s most commercially active highway corridors was identified as strategic more than two decades ago.

100 acres — NH-48, Chennai–Bangalore Highway

Sold to: Educational & Healthcare institutions

2007 — 2010

Chettipuniyam, Kongadu & Attur-Vadakal

120 acres opposite Mahindra World City, assembled from over 100 individual landowners across three years of patient acquisition. Each title verified individually. The entire parcel unified into a single, clean-titled holding. 100 acres were sold to Jubilee Housing Ltd. 20 acres remain in the active landbank.

120 acres — Opposite Mahindra World City

100+ landowners negotiated. Sold to: Jubilee Housing Ltd.

2011 — 2015

Govinduvadi Village, Kancheepuram

56 acres acquired from over 10 individual landowners across four years of careful land assembly. This patience is what made it possible to deliver Sri Sai Puram Phase 1 and Phase 2 as clean-titled, DTCP and RERA approved layouts with complete documentation transparency.

56 acres — Govinduvadi Village, Kancheepuram

Now developed as: Sri Sai Puram Phase 1 & Phase 2

Completed Projects FAQ

Questions About Our Track Record

Straight answers about the projects on this page — what “completed” actually means, how to verify any of them independently, and what is and isn’t available to buy today.

Want to verify any of this?

We will share the approval numbers, survey details and registration records for any completed project on this page.

These layouts are complete — the plots were sold, registered and handed over to their buyers, in several cases more than two decades ago. We do not hold unsold inventory in them. Plots in these areas do occasionally come up for resale through the original owners, but those are private transactions we are not party to. If you want to buy directly from us, the projects open for booking are listed under Ongoing Projects.

Every layout on this page was approved before development, and several approval numbers are printed above — Srimath Ramanujar Town (DTCP 151/2006), Shree Haygreeva Nagar (DTCP 117/2007), Sri Sai Puram Phase 1 (DTCP 114/2024, RERA TN/1/Layout/1033/2025). DTCP approvals can be checked with the relevant planning authority office, RERA registrations on the TNRERA portal, and the registration history of any individual plot through an Encumbrance Certificate from the Sub-Registrar Office covering that village. We will share survey numbers and approval documents for any project on this page if you ask.

It means the layout received its statutory approvals, the internal roads and plot demarcation were laid out according to the sanctioned plan, the plots were registered in the buyers’ names, and the layout was handed over. It does not mean every plot has a house standing on it. In a residential land layout, construction happens on each owner’s own timeline — which is why a layout completed in 2007 may have filled out gradually over the fifteen years that followed.

Those years went into land aggregation rather than layout launches. Assembling clean-titled land in Tamil Nadu is slow work — the 120 acres at Chettipuniyam took three years and negotiations with more than 100 individual landowners, and the 56 acres at Govinduvadi took four years across more than ten owners, with every title verified individually. That period is precisely what made Sri Sai Puram Phase 1 and Phase 2 possible as clean-titled, DTCP and RERA approved layouts. The land aggregation section above sets it out in detail.

We would encourage it. Urapakkam, Guduvanchery, Rathinamangalam and the Chengalpattu GST Road belt are all within reach of Chennai. Seeing what a layout we planned fifteen or twenty years ago looks like as a lived-in neighbourhood today will tell you more about how we work than any brochure can. Call us and we will tell you exactly where to go and what to look at.

That is the reason this page exists. The same sequence produced every layout here: land found, verified and assembled before anything is marketed; statutory approvals obtained before a plot is priced; documentation handed to the buyer rather than requested from them. What changes from project to project is the corridor and the timing. What does not change is the order in which things are done.
