Oragadam is not a location that needs a forecast. The employment is already built. Daimler India Commercial Vehicles manufactures here. The SIPCOT industrial corridor surrounds it. Hiranandani Parks — a full township, not a proposal — is established and occupied.
That matters because residential land demand follows employment density, not the other way around. When thousands of people work within a few kilometres of a plot, the question of who will live there answers itself. Road connectivity to Chennai and Sriperumbudur completes the picture: this is a place people can work in and commute from.
We took our first position in this corridor in 2007 with the Sri Satya Sai Nagar layout at Erivai Village. Our current layout, Daffodils Exotica, sits directly opposite the Daimler facility. Nearly two decades in the same belt is the reason we can tell you what has actually changed here and what has only been announced.

"The documentation process was completely transparent. They walked us through every document before we signed. We could verify everything ourselves. That level of clarity is rare in real estate."
"We bought in Sri Sai Puram near Kancheepuram. The team explained RERA registration, accompanied us on the site visit, and followed up through registration. No pressure — just honest guidance."
"Twenty-five years in Tamil Nadu real estate and it shows. They knew the location fundamentals, the government processes, and the documentation inside out. I trusted them completely."

Request the original registered sale deed from the seller and verify the document number at the Sub-Registrar Office where it was registered. Cross-check the survey number, land extent, and boundaries against the Patta and FMB Sketch. Confirm that the seller’s name in the deed matches their current identity documents — Aadhaar and PAN.
An agreement to sell is a preliminary document that records the intention to transfer property — it does not transfer ownership. A sale deed, once registered, is the final document that legally completes the transfer. In Tamil Nadu, only a registered sale deed creates a valid legal title in the buyer’s name.
If the Patta is in a name other than the seller’s — for example, a deceased parent — it means the mutation was not done after a previous transaction or inheritance. This is a risk that must be resolved before purchase. The seller must complete mutation into their own name first, or produce supporting documents such as a legal heirship certificate to explain and regularise the gap.
A minimum of 13 years is the standard threshold recommended for most land purchases. For agricultural land or high-value transactions, 30 years is the professional standard. If the seller’s ownership goes back further, the EC should cover the full ownership period. Never accept an EC covering only 2 to 5 years — this narrow window can conceal older loans or legal orders that are still active.
Stamp duty is currently 7% of the property’s guideline value or market value — whichever is higher. Registration charges are an additional 4%. These are paid at the Sub-Registrar Office at the time of registration.
Government assigned land is land distributed to individuals — typically landless labourers or marginalised communities — under welfare schemes. It often carries a prohibition on resale for a specified period, and in many cases the restriction is permanent. Purchasing assigned land in violation of these conditions renders the transaction void and the land reverts to the government. Always request the original assignment order and check the conditions before proceeding.
Verify that the survey number on the sketch matches the sale deed and Patta. Calculate the total extent from the dimensions and confirm it matches the Patta. Check the adjacent survey numbers against the boundary description in the sale deed. Visit the site physically with the sketch in hand to confirm survey stones are intact and physical boundaries match the recorded measurements.
No. Any private transaction involving land classified as government land — poramboke, forest, or assigned land under restriction — is legally void. The government retains the right to reclaim such land regardless of how many private transactions have taken place. There is no compensation for a buyer who unknowingly purchases government-classified land through a private sale deed.
